Gas safety certificates for landlords and agents
Annual gas safety checks for rented homes and holiday lets across East Devon and West Dorset. One booking covers all your properties, and we'll remind you when each one is due.
What the law asks of you
Under the Gas Safety (Installation and Use) Regulations 1998, if you let a property with gas appliances you must:
- have every gas appliance, fitting and flue you provide checked by a Gas Safe registered engineer at least every 12 months
- give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in
- keep each record for at least two years
This applies to holiday lets as well as long-term lets. You can have the check done up to two months before the deadline and keep the original renewal date, so there's no penalty for booking early.

Common questions
What happens if an appliance fails the check?
The engineer will explain what they found and what it means. If something is unsafe, they'll follow the Gas Industry Unsafe Situations Procedure, which can mean turning it off until it's repaired. You'll get a quote for any repair before work goes ahead.
Can you do the boiler service at the same visit?
Yes. A combined service and gas safety check takes about 1.5 hours and saves a second visit for your tenant.
Do you work with letting agents?
Yes. We can send certificates to you and your agent, and agents can book on behalf of the landlords they manage.
